Important Information for Non-Resident Buyers

PEI has regulations in place to protect its local interests, environment, and prevent land speculation. It’s crucial to understand these restrictions:

Lands Protection Act

This Act requires non-residents to apply for approval to purchase land exceeding five acres or with shore frontage over 165 feet. This ensures responsible land use and environmental stewardship. 

Residency Requirements

To be considered a resident for land purchase purposes, you must have resided in PEI for at least 365 days over the past 24 months and be a Canadian citizen or landed immigrant. These requirements were updated in 2016—see more at gov.pe.ca.

Land Ownership Limits

Individuals are limited to 1,000 acres, and corporations to 3,000 acres, to prevent land monopolization.

Application Process
